Pick bricks, tiles and design your own custom home. Build from the approved plans that come with the plot or design your own home! Any internal amendments do not need planning permission.

Get a 10 year build warranty, 10 year boiler warranty, 10 year window warranty, all appliances are brand new and warrantied. 

Super levels of insulation means home cost far less to heat than older homes, this also makes them easier to sell in the future, these homes will have an EPC rating of at least B.

Finished build is usually worth 15 to 20% more than it cost to build and as your main residence you pay no capital gains tax on profits made if you ever sell.

As a new build you get back all the VAT on materials at the end of the build, this can be around £30 to £35k on a build this size.

With an experienced Project Manager you can expect to build a very good specification house for around £120 per sq ft.

Self-Build Mortgages are readily available and you can borrow up to 90% of the land and build costs in many cases.

Self build mortgages are usually Interest Only during the build stages and can be converted to a conventional mortgage after completion.

Many products offer Stage Payments in advance meaning your cash flow is always positive.
